Surfaces & spaces
What is the actual surface of the coworking?
Our private floor measures 378 m² indoors, plus 100 m² of outdoor terrace. Breakdown: 228 m² across 8 private offices (from 14 to 49 m²), an 8-person meeting room included, and roughly 100 m² of shared amenity space (lounge, kitchen, restrooms, shower, server room, hallways). What are 'amenity spaces'?
These are the recreational and service common areas: kitchen, lounge with sofa and table football, restrooms, shower, server room. Per article 231 ter of the French Tax Code and the Conseil d'État case law on the fiscal qualification of coworking spaces (CE, 18 Sept. 2024, Sté Spaces), these surfaces are not 'offices' — they exist for comfort, creativity and well-being.
And the outdoor terrace?
100 m² of south-facing outdoor terrace, accessible from the floor. A full amenity space — perfect for sunny coffee breaks, team afterworks, video calls outside when the weather allows. Outdoor, not included in the 378 m² indoor surface.
Commitment & contract
What kind of contract do I sign?
A service agreement — no 3-6-9 commercial lease, no notary. You stay free.
What's the notice period to leave?
One calendar month — end of month. No other exit clause.
Is there a security deposit?
Yes, the equivalent of one month's rent minimum. Refunded on departure after walk-through.
Are there application or entry fees?
No application fees. You pay the first month and the deposit, that's it.
Are the prices excl. or incl. VAT?
All our prices are excluding VAT. The 20% VAT is recoverable for your business.
How is payment handled?
SEPA mandate via GoCardless — automatic monthly direct debit. An invoice is sent to you each month.
Access & hours
What hours can I access the offices?
24/7. The offices are yours, you come whenever you want.
How does the door open?
Through the Welcomr app on your smartphone. No physical key, no badge to lose.
Is there a physical reception?
Yes, Monday to Friday, 10am to 7pm. Outside those hours the space runs autonomously.
Can my visitors come in freely?
Yes. Your clients, candidates and contractors come and go freely — no check-in, no visitor badge.
What's included
What's included in the monthly rate?
The 12-person meeting room, the 2 acoustic phone booths, coffee, tea and water, cleaning of common areas and your office, electricity, heating, AC, wifi and fibre. Everything runs on common sense — no quotas, no tickets.
Do I need to book the meeting room?
For the 12-seat room, yes. For the acoustic booths, only if you want to lock one in advance — otherwise you just walk in.
How often is cleaning done?
Yes, two hours of cleaning every morning across the whole space, private offices included.
Is there a printer?
No shared printer. You're welcome to bring your own into your office.
Is the registered-office service included?
No, it's optional: €10 excl. tax / month. Includes registered address, mail handling, on-demand mail forwarding.
What furniture is provided?
Desk, chair, storage cabinet and side furniture. You bring your screens, computers and decoration.
Internet & tech
What kind of internet connection?
Redundant fibre (two distinct providers), Wifi 6 across the whole space, and RJ45 sockets available in every office.
Can I have a private wifi for my company?
Yes — VLAN or private SSID on request, no extra cost. No technical hurdle.
Parking & getting around
Is parking included?
No. €80 excl. tax / month per spot, optional. 13 underground spots, opened by licence-plate reading or badge.
Is there bike storage?
Yes, a secure bike room on site. And a shower for those biking or running in.
Day-to-day & flexibility
Can I switch offices mid-contract?
Yes, anytime — depending on what's available. No penalty, no heavy process.
Can I rent two offices side by side?
Yes, no problem. We sort the layout together during the visit.
Do you receive mail and parcels?
Yes — reception handles mail and parcels during opening hours (10am–7pm, Mon–Fri).
Are pets allowed?
We meet the animal first. No automatic rule — it depends on temperament.
Is the space wheelchair-accessible?
Yes. Lift from the entrance and from the underground parking. Wheelchair-adapted restroom on the floor.
