No surprise extras, no per-ticket billing. We explain here why we made that choice and what it means in practice for your monthly budget.

Our philosophy: clear pricing, month after month
We compared the offers on the market. Many operators advertise an entry-level price - say €800 - then bill €50 for the meeting room by the hour, €30 for cleaning, €15 for unlimited coffee, €100 for parking. The customer ends up paying €1,400 and thinks it's natural. It's efficient on the pricing page, but it forces your finance director to reconstitute every month what you actually pay.
We did the opposite: a published price that covers all standard usage. No hour pack to buy, no coffee tickets to validate, no hidden surcharges. You book the meeting room as often as you want, you take your coffee and tea ad libitum, the cleaning happens without you thinking about it. The only true add-on is the parking (€80 excl. VAT/month, optional) - because it's a scarce resource and we don't want to dilute it in the price of those who don't use it.

Cleaning, because it's often overlooked
Cleaning is included in the price, with no surcharge or 'pack' to buy. An external team comes through regularly: shared spaces cleaned every day (kitchen, bathrooms, floors), private offices vacuumed and desks wiped once or twice a week depending on usage, glazing on the bay windows treated regularly.
In practice, you don't have to organise the visit of a cleaner internally, you don't have to coordinate a provider, you don't have to manage a schedule. You arrive in the morning, it's clean. And if you have a specific requirement - extra pass before a client event, for example - just let us know 48h in advance, we coordinate with the provider at no surcharge for reasonable requests.
What's NOT included, for honesty
To be clear: the underground parking is optional (€80 excl. VAT/month, not included in the office price), domiciliation alone is a separate service (doesn't give access to the floor), and lunch delivery or Uber Eats is of course on you. Beyond that, we've integrated everything into the advertised price - including charges, electricity, heating, water, and building maintenance. No 'syndic fees' or annual charge reconciliation.
Why it changes something for your budget
For a five-person TPE, the calculation is simple: elsewhere, you sign at €1,200 then add €300 to €500 of variables (room, coffee, cleaning, charges). Here, you sign at €1,350 excl. VAT and you pay €1,350 excl. VAT, month after month. Beyond the budget, it spares your director or office manager the hours spent validating expense reports and arbitrating what deserves to be billed extra. For a company starting out, that time is precious.
Frequently asked questions
Is everything really included, or is there an asterisk?
Really everything, for standard uses. The only true add-on is the underground parking (€80 excl. VAT/month, optional). Beyond that, the price advertised on the office sheets is what you pay every month - no surprise reconciliation, no pack to re-buy.
And if I consume 'much more' than average?
We don't bill by consumption. If you book the meeting room 4 hours a day, you pay the same price as someone who never books it. The logic holds because with 8 private offices on the floor for 1 room, the balance happens naturally - no quota needed. The only thing we monitor is collective common sense: if a team monopolises the room 9am-7pm every day, we talk it through like adults.
Does the price go up over the year?
Annual indexation on the ICC (French Construction Cost Index) per the lease clause, capped at 3% per year to avoid nasty surprises. Standard practice in tertiary real estate. Beyond that indexation, no arbitrary rise during the lease.
Is it really cheaper than elsewhere?
Not necessarily 'cheaper' at face value - what counts is the end-of-month gap. Once all the extras are reintegrated, we're typically 10 to 20% more economical than the mainstream operators in the La Défense area, for equivalent or superior service. But the main argument isn't price: it's predictability.
What if I don't use certain services (kitchen, meeting room)?
You pay the same price as someone who uses everything. That's the all-inclusive principle: we pool so no one holds back and no one bills à la carte. If you're looking for a strict-minimum formula with no shared services, we're probably not the right operator - there are 'bare office' offers that may fit better.
Do you really bill monthly, with no long commitment?
Standard 3-6-9 commercial lease for private offices (with triennial exit option). For shorter needs (a few-month mission), we can consider derogatory leases - to be seen case by case. But we're not a 'day office' format; our target is teams that settle in for the long run.
